MOLD REMEDIATION  TEAM

 

For all projects regardless of the amount or level of microbial growth an Industrial Hygienist, Indoor Air quality Specialist, Microbiologist, or Professional Engineer will be consulted as an Independent Consultant to determine and direct microbial abatement.

 

THE REMEDIATION TEAM:

 

1.      OWNER.

a.      Responsible for providing information concerning who, what, when, where and how of structure. Provides accurate input to all concerned in helping to define the extent and cause of microbial growth. This includes any health concerns and personal information from physicians to support any health problems that maybe associated with the microbial growth.

b.      Interviews Independent Microbial Consultant to insure timely and accurate REMEDIATION protocol or scope of work.

c.      Work closely with INSURANCE COMPANY REPRESENTATIVE WHEN REQUIRED.

d.      REVIEW AND APPROVE, IF REQUIRED, PROJECT SPECIFIC MICROBIAL REMEDIATION PLAN.

e.      REVIEW AND APPROVE MICROBIAL CONSULTANT FOR TESTING OR REVIEWING TEST RESULTS.

f.       REVIEW AND APPROVE MOLD REMEDIATION CONTRACTOR. 

 

2.      MICROBIAL CONSULTANT.

a.      SUBMIT FOR OWNER APPROVAL FIRM OR INDIVIDUAL (S) QUALIFICATIONS.

b.      With the owners input, develop a testing or sampling strategy to answer:

                                                              i.      Why test or sample? (Questions)

                                                            ii.      What will the sampling or testing strategy provide?

                                                          iii.      What is the extent of concern?

                                                          iv.      How many samples are required?

                                                            v.      Is “hidden” microbial growth suspected? Where? Why? Or Why not? (This should be included in the sampling strategy and addressed in the sampling or test results)

c.      Provide interpretation of test results with plain language results supporting any recommendations to owner.

d.      Provides clear and concise scope of work, identifying project start and ending points, any assumptions (Anticipation) of additional microbial growth, with reasoning and anticipated expanded course of action to handle any hidden mold.

e.      Provides Project Specific Remediation Plan, with input from all concerned.   Based on discussions with owner and test results a detailed plan identifying containment, scope of work, how hidden mold if discovered will be handled and at what additional cost, reasoning why there maybe hidden microbial growth and what the Abatement Contractor will do if hidden microbial growth is found or uncovered during microbial abatement activities.

f.       Educate Owner and if necessary Insurance Company Representative on Microbial Abatement, proper protocols for abatement, qualifications of Abatement Contractor, pollution liability issues if any, proper work procedures, OSHA Requirements for work and provide statement that the structure is fit for occupancy after abatement activities. 

g.      Assist owner in locating, interviewing and qualifying Microbial Abatement firms to perform work.

h.      Submit insurance certificate with “Errors and Omissions” coverage and limits to OWNER / INSURANCE COMPANY REPRESENTATIVE.

 

3.      MICROBIAL ABATEMENT CONTRACTOR.

a.      Experienced in all aspects of constructing, maintaining, documenting, recording and supervising mold remediation/ abatement projects. This includes but may not be limited to the following:

                                                              i.      Documented history of past Mold Remediation / Abatement projects including:

1.      Client name, address, and phone number.

2.      Name of Industrial Hygienist.

3.      Brief description of work and remediaton methods.

4.      Test results of clearance.

5.      Letter or certification from owner / Remediaton consultant- stating area is ready for reoccupancy or construction activities.

6.      Certificates showing each individual is trained  mold remediation / abatement.

7.      Certificate(s) showing superintendent is trained in supervising mold remediation activities and record keeping to document abatement activities.

                                                            ii.      References from past Microbial Consultants.

                                                          iii.      Submit OSHA programs as required.

                                                          iv.      Provide Documentation of employee Respiratory Protection Program.

                                                            v.      Provide Documentation of employee Personal Protective Equipment.

                                                           vi.      Submit for review insurance certificate and limits to OWNER / INSURANCE COMPANY REPRESENTATIVE.

 

4.      INSURANCE COMPANY REPRESENTATIVE.

a.       When required, be involved in all aspects of the microbial abatement.

b.      Interact and consult with Microbial Consultant and Owner.

c.      Active roll in outline of abatement scope of work, including abatement starting point and end point.

d.      Active roll in qualifying, NOT SELECTING, contractor if necessary with owner.

e.      Review Microbial Consultants qualification / insurance.

f.       Kept informed about any anticipated microbial problems.

g.      Helps in tracking projects costs.
